In February of this year, I was invited to photograph a villa on the seashore. The interior photography took place in Bodrum, in the cottage town of Solemar. I had the task of doing an interior photography in a small villa (146 m²). More on this under the cat…
Interior photography – why try?
I’ll tell you a little bit about the house and the details of my visit. As I wrote earlier, my client needed an interior photo shoot. The goal is very simple: a new spacious villa, right on the shore of the Aegean Sea, in the resort town of Solemar. The villa can accommodate 7 people: the house has 3 bedrooms, 3 full bathrooms and a spacious lounge combined with a terrace. Villa is located in a guarded complex, where for the convenience of guests has a restaurant, 2 swimming pools, a game room and golf carts, which can be called if lazy to walk 3 minutes to the sea (all these delights work only in the summer season). In general, there are all conditions for a wonderful holiday family or company. My client purchased this villa and unfortunately does not have the opportunity to spend much time there. It is clear that the resort property, in addition to pleasure, should bring income.
Is it necessary to stand out?
There are many services and sites where you can place ads for rental property. Our goal is to successfully enter the resort rental market through the Airbnb service. This service can probably be called the best in its category. Airbnb service is very popular in the West, so the main audience is the Western tourist. My client, by virtue of his education and excellent orientation in marketing and advertising, is well aware that his villa is not the only offer in Bodrum. And to stand out from the hundreds of proposals on the network, you need good quality photos that will show all the advantages of this villa and will stand out from the other proposals.
Why choose me?
For me in interior photography, besides the beautiful picture on the output, it is very important what the viewer will feel, who will compare the real room with my picture. The photo should not differ in light and color, also the size of the photographed room should correspond to the real one. The most important thing is that the viewer doesn’t say: “Well, your house looks completely different in the picture.” So when we do interior photography, we try to make sure that what is present in the photo of the house for rent is actually present in the interior of that house and remains there for future guests, not counting, of course, the food.
We show the rooms from the best possible angle: if the view outside the window is picturesque, we show it; if the view outside the window is not very winning, we can change the view outside the window to a more colorful one. However, we are well aware that this replacement of the panorama outside the window will lead to negative feedback from those who will rent the property. We do not recommend our clients to resort to such tricks as replacing the real view of the window in Photoshop. Even one negative review can have a very bad impact on the reputation of the landlord, and the reputation is directly related to the number of successful rental deals. All of the above does not mean that interior photography does not require preparation. Before pressing the camera, we carefully prepare the room: move furniture, remove unnecessary items from the frame, place decorative elements, add bright accents and make the room look more comfortable. Of course, provided that the customer is willing to spend the photographer’s time on it, in this case mine.
Is the facade important?
We pay special attention to photographing the facade. In our opinion, if the facade of the villa has beautiful lighting, the interior photography should demonstrate it. We believe that the facade is best photographed at dusk. The interior photography in twilight, or more precisely, it is already an architectural photography, requires certain skills, patience, and – of course – you can not do without good equipment. The frame above is assembled from 14 separate photos, with each element highlighted separately. As a result, the photograph shows the picture a person sees when he looks at the house “with the naked eye.
Interior photography should not only show all the advantages of the interior, but also show the view from the window. Looking at such photos, it is easier for a person to imagine what kind of view will open from the window if he rents this house. Agree, the view and location of the cottage are important components of a comfortable home.
What about the environment?
In this kind of photography of real estate is important not only to show the interior and facade, but also the surroundings. For example, we show that there are pools like this on the grounds.
In addition to swimming pools, the resort town, where the villa I photographed is located, there is also a gym, a tennis court and an equipped beach pier. But unfortunately in February, long before the season opened, all these areas were mothballed and there was no point in taking them down. Haphazardly standing closed umbrellas, sun loungers, stacked in one pile, rather scare away the customer than interest. That is why we refrained from shooting such zones and chose quality over quantity, in fact, as always.
Did it work?
Even this season, after posting photos on the Airbnb service, the villa was rented for the entire season with minimal gaps. My client was satisfied, which is very important to me. Every satisfied customer means more and more opportunities!
